Term and conditions and price of Renting

It is to be paid to the landlord at the time of the reservation.  The balance must be paid upon the delivery of the keys.

 

A safety deposit of 250 euro is required upon the arrival of the tenant and is refundable upon inspection at the end of the stay.

 

The water, gas and electricity expenses are included.

It is possible to have the addition of wood (10 euro a barrowful) and a flat rate for the heating of 45 euro per week (if necessary).

Description of the Cottage:

This cottage is equipped to welcome 6 people + 2 children of a young age (2 beds 90X190 + 2 beds 140X190 + 1 child’s bed + the possibility of a spare bed). 3 bedrooms, 1 bathroom with a WC upstairs, 1 shower room with WC on the ground floor, room with fireplace and corner kitchen.  Fridge, oven and stovetop, microwave, dishwasher, washer.

 

The ground floor is adapted to handicap use.

 

Outside there is a private courtyard with patio, barbecue and parking, a grassy area with children’s play set in common with the neighboring cottage.

 

General Conditions:

The present contract is set for a preordained duration.  The tenant cannot demand a right to remain on the premises at the end of the stay, whatever the reason.

-Conclusion of the contract:

The rental becomes effective as soon as the tenant has succeeded in providing the landlord an advance payment and a signed copy of the contract before the   /   /    .

The rental agreement concluded between the signees cannot under any circumstance benefit even partially a third party physically or mentally, except with written permission of the landlord.  Failure to respect this clause could result in the immediate termination of the lease to the exclusive wrongdoing of the tenant, the deposits already given remaining the property of the landlord.

 

Regulation of balance and charges:

The balance of the rent will be paid as soon as the tenant takes possession of the facility.  The price of the rent includes the flat rate of 60KWh for the week (average consumption for this type of logging).  Consumption in addition to this will be billed at 0.12 euro per KWh.  It is expressly agreed that the tenant cannot claim a reduction in rent or any other compensation in the case of a cut-off in water, gas or electricity, which is not the landlord’s fault.

 

-Use of the venue, insurance:

 

There is an obligation to occupy the venue personally, to maintain it and to watch over its proper care with due diligence.  All of the facilities are in full, working order upon arrival of the tenants and all complaints concerning them will not be admissible beyond 24 hours after the tenant takes possession of the venue.  Repairs made necessary by negligence or poor maintenance during the course of the rental period will be at the expense of the tenant.  There will be an obligation to ensure that there is an appropriate noise level out of respect for the neighboring residence.  The tenant will responsible for all of the damages that occur through some fault of his/her own.  The tenant is required to be insured by a vacation insurance policy for these different risks.

 

  • Cancellation by the tenant:

All cancellations must be made in writing to the landlord at least 30 days before the rental date.  Past this, the amount already deposited will remain the property of the landlord and the latter reserves the right to demand the balance of the rent.

 

In the case of a shortened stay, and this for whatever the reason may be, the payment of the rent for the complete stay remains the property of the landlord.

 

-Cancellation by the Landlord:

The landlord will repay the entirety of the amount paid by the tenant.  The latter cannot demand or assert a right of damages or provision of equivalent benefits whatever it may be.

 

-Arrival:

The tenant must arrive on the day and hour mentioned on the contract.  In the case of a different arrival time, the tenant will be obliged to notify the proprietor. 

 

-Cleaning of the Venue:

It is the responsibility of the tenant during the rental period and before his/her departure (except if the cleaning option has been chosen).

 

-Rental Capacity:

The present contract is established for …….person/s including therein ……. Children and …. Animals present in the rental property.  If these numbers are exceeded and the maximum capacity of the rental property is exceeded, the proprietor has the right to refuse additional person/s.

 

-Pets:

The proprietor’s permission is required beforehand.  The proprietor may refuse to allow onto the premises any animal of which the proprietor did not have foreknowledge.  The tenant may not request, in this instance, any compensation or reimbursement of any kind.
